The Top Ten Mistakes that Seller Make in Selling a Property

1.  A seller only considers hiring a friend or family member to sell their property
Everyone has a friend or family member who is a real estate agent, everyone!   Buying and selling a property is likely the largest financial transaction you will ever be a part of.  What happens if something goes wrong?  You can’t fire a friend/family!  Don’t get us wrong, the Kunselman Team endorses working with those people you know and trust, and friends and family are those we know and trust.  We just want to point out that is should not be the only factor in deciding who will sell your property.

2. A seller gets an offer within 2 weeks of being listed & gets too cocky
Many properties will get an offer shortly after coming to market.  This does not always mean that more offers are on the way.  Every offer, no matter how quickly it comes in should be given careful consideration.

3. Waiting until spring to Sell
While it is true that more houses are sold during the spring, PROPERTIES ARE SOLD YEAR ROUND!  What is true is that the number of properties on the market declines during the winter months.  Fewer properties on the market, less competition.  Is it better to sell in a more or less competitive market?

4.  Not understanding your competitions
When you go to sell your property, you should know your competition.  You need to know how your property compares to the others on the market.  Has your competition remodeled?  Did they stage their property?  Is their location better?  These are all things you need to know when trying to sell your property.

5. Sabotaging the showing
When buyers are coming to look at your property, YOU SHOULD NOT BE THERE!  For buyers to feel comfortable looking at your property, they can’t have you looking over their shoulder.  Hanging around makes people feel uncomfortable, being uncomfortable in your property, will not sell your property.

6. Not listening to your REALTOR® advice
Your REALTOR® has made a career out of helping people buy and sell real estate.  They want to help you sell your property and get the best price for it.  Suggestions about cleaning and fixing items are thing you must listen too.

7.  Not SUPER CLEANING Your Property
Cleaning your home, top to bottom is not enough.  You need to clean your home inside out, I mean Q-Tip clean.  Take a close look at your walls around corners and light switches.  You will be amazed at how much grime can be there.  Hiring a professional cleaning service, at least to clean the carpets, can always improve your chances.

8. Over Pricing Your Property
This is a little obvious but this is probably one of the most common mistakes.  If you are asking too much, chances are you won’t even get buyers looking at your property to make an offer.  When you decide to sell you property, ask your REALTOR® what price they think you should list and why.  And don’t just choose the agent that thinks they can sell it for the highest price.

9. Not emotionally letting go of your property
This is one of the most important things to do when trying to sell a property.  Remember, you are selling this property; IT IS NO LONGER YOUR HOME!  Emotionally holding on to a property will only make selling you property harder.  The quicker you can switch this focus, the faster your home will sell.

10. The BIGGEST mistake a seller can make is not calling a LICENSED REALTOR® to list their Property!
Anyone can get a real estate license.  REALTOR® must meet higher standards.  All REALTOR® must take Ethics classes and if they violate these ethical guidelines, they can loose their REALTOR® status.  REALTOR® are also required to take continuing education classes that help to increase their knowledge of the Real Estate Industry.  Make sure to ask if your real estate agent is a REALTOR®.  To learn more about what make a REALTOR® more than just a real estate agent, CLICK HERE!
